Tristan Pierce left the family business to carve out a life of his own, but never forgot his passionate affair with the much younger, inexperienced Sydney Green, or the hurtful break-up that tore him apart. When he’s forced to return home and face his past, will he be able to carve out a future, or will lies ruin his second chance at love?

Sydney Green loved Tristan her entire life, but when he left, he took not only her heart, but her trust with him. Now that they’re together again, it’s time they both face the biggest secret of all….

SWOON snarky Drama ROMANCE

ALL OR NOTHING AT ALL by Jennifer Probst is the third book in the Billionaire Builders series which features three estranged brothers brought together by the terms of their father’s will.  I listened to the first two books but was sent a physical copy of this book, and it sounded perfect for a beach read.

While I ultimately enjoyed the book, the actions of Sydney our heroine took a while for me to overcome. I am not sure I ever completely forgave her actions, but Probst allowed me to understand her. We all make terrible mistakes, and it was quite the ride to our HEA.

Sydney and Tristan grew up together. She crushed on him waiting for him to notice. When he did, they have a secret affair, but the tension between him and his father caused Tristen to leave town. He asks Sydney to go with him, but with her sick grandmother and her secret, she refused. Sydney kept something from Tristen that night and went on to marry someone else.

Fast forward to present day. Tristin has been back two years, Sydney still works for his family business and lives alone with her seven-year-old daughter. I loved Sydney’s take charge business savvy, and she knows how to deal with each of the Pierce brothers. Sydney keeps the office running smoothly and is ready to take on a bigger role. When an opportunity to handle a project presents itself she goes for it.  Tristin is left to oversee her on the job site which forces both to address the big elephant in the room. Sexual tension, unresolved feelings and a big old mouth full of miscommunication complicate things even as the heat sizzled. Their emotions felt genuine, but the big secret loomed over them. Why can’t people say what they feel? Tristan is swoony, and even though he proclaims he wants their relationship to be more, he is not without faults.

We are treated to updates about the other brothers and their significant others. I love this crazy family and the banter between brothers or always a hoot. Syndey’s daughter and others added to the plot as our couple took me on an emotional trip that included frustration, tears, anger, laughter, and happiness.

I thoroughly enjoyed and recommended this series to fans of brothers, HGTV, and heartfelt romances. Despite my frustrations with ALL OR NOTHING AT ALL I was hooked and enjoyed the journey. Whether you listen or read the books, you’ll want to invite these brothers into your home.

I really want to read this series but the big secret plot drives me crazy! I think I’ll start with another book so I’ll be truly hooked on the series before I get to this one!

Secrets as a plot point can work perfectly or crash and burn just as easily. I’m glad this worked in its own way.

It depends on so many things..like the reader’s opinion, how it is handled and how it affected the one you kept the secret from. That was my biggest obstacle.

  3. Cyn

I like sexual tension and snark but not so much on the miscommunication! But glad to see it was so a good read despite some of the frustration. Lovely review, Kim!

I hate it when people can’t just say what they mean even in books. It does make the story more interesting, but so frustrating at the same time…….BUT if an author can pull all those feelings out of me while reading it’s worth it. Great review!

I have had a couple of reads lately where the main character has turned me off by their actions, and it leaves a bitter taste for the read, I think that is the case here. Bummer.

I have a feeling about what the big secret is and I know it would ruin my enjoyment of the story. And ugh, yes, I always wonder how many romance would have any conflict at all if it weren’t for lack of communication. LOL

oh this one sounds wonderful, and I have been wanting to read this one so very badly. The brothers here especially just makes me want to grab these up despite the issues you had. Great review here.

I get kinda frustrated too when people just can’t way how they feel. I’m pretty straight forward when I had a things for someone, just ask my husband. I was that way with him 🙂 This does sound really good despite that whole thing. Great review.

It is hard to really fall in love with a story when you can’t get past some of the things that MCs have done. Glad this was still a good story for you though Kim even if you didn’t completely fall in love with Sydney.

Thankfully she added some humor, snark and of course the brothers together to offset my displeasure. I did like her, despite this issue.

Ahh, I love a good story about an estranged family coming together. I need to pay more attention to this author. I’ve only read one book by Probst and it was a long time ago.

This is an author that I do want to read. I am not a huge fan of secrets but I am glad you ended up enjoying it in the end.

You know, I really don’t like second chance love stories. It’s funny because when I was younger I loved them, but now I really don’t care for them. I think I would really struggle with this. And I’m worried I know what the secret is, and if I’m right, I soooo would not like Sydney.

I’m with everyone else here, I think. If you’re in a relationship, you may as well put everything on the table, and to keep it a secret for that many years is like ugh… As always, love your review! Hugs…

Oh boy! The big secret would probably frustrate me a lot, Kim. I hate when secrets are used as the obstacles to a romance. I still want to read the rest of the series though as I’ve heard good things. I’m glad you were able to understand Sydney by the end.
    Great review, Kim!

I guess big secrets are a thing in many books these days. And I’m frankly not a fan of those. I’m glad you still enjoyed this book, though, and that you were able to understand Sydney, even if you might not be able to forgive her.

There are some I can handle and others that anger me. I understood and had to keep reminding myself of her age at the time she initial made the decision..but she should have come clean long ago
